Hello Everyone, I wanted to put out a request to the community for some help. 

If you would be willing I am looking for Real Estate Investors, specifically, Single Family Fix and Flippers or Single Family Long Term Rental Owners. I am looking to have these investors give my software a test drive. I need people in the game to tell me what they like, what they don't like, what sucks, what is great and all of those things. 


The Software is called Areii (pronounced like "Are Ee"). The site is https://www.areii.io If you sign up I will reach out to you via the email you sign up with so watch for that. You don't have to contact me or anything like that to try it out. 

My goal with the platform is to build an Ai Companion for real estate investors. I love Jarvis from the Ironman movies and I always wanted a little sidekick that could help me remember things, automate stuff, show me what I need to look out for and all those cool things. So, I have been building Areii. 

It is still a ways off from that vision but its to the point where I have a decent MVP that can actually help investors.

The core features that it can help with right now are 

1. Pipeline and Portfolio tracking

2. Team and Task Management

3. Workflows and Automated SOPs

4. Bookkeeping on a Per-Property Basis

5. Analysis

6. Property Value Estimates and Rental Rate Estimates

7. Connecting to Other Users To help You Build Your Team

8. Loan Options through our vetted lender network who have all agreed to utilize our platform and analysis so you don't have to fill out a new spreadsheet or form for every lender you want to talk to.

Areii is a dream of mine that I have had for the last few years and I really believe that if I can get it to a certain point that I can help so many more people become financially free through real estate investing. I want to help the person who is stuck and is having a hard time getting started, break into real estate investing. My goal is to provide the most powerful tool to brand new investors completely for free and help them do their first deal and once they have done that, then they can afford to pay for more features and cool stuff, but why should they pay for a tool before they even get their first deal done. I have users like that on the platform now that I am working with but I need more experienced people to really put it through its paces and tell me what I'm missing or what could be better. 

I am not going to promise you that out of the box today that it will solve all of your problem and be the ultimate tool, it might even be time consuming and a bit of pain because I'm sure you have other tools you use. However, I know that with your help and insight I can build something truly great. 

I know I am asking for your most valuable resource, your time, and I do not ask this lightly. Do not do this for me, do it for the people that you may never meet that use Areii one day to help them get to their first deal done or Financial Freedom. But also do it for me, because it would be awesome to see some more experienced investors on the platform and really stress testing it out.

Some notes, The software is currently something called a Progressive Web App. So it runs on both the Computer or your phone. It is not however in the app store. Once you signup or login you can add it to your homepage and it will look and feel like any other app on your phone (if you want) this works on iOS or Android. I can walk you through that process if you want or need.

Hey Natali, Good job getting started and putting yourself out there. When looking for a mentor look for a "proximal example". This is someone who is as close to where you are and is or is further than where you want to go and walked a similar path to you. The closer you can get to that person the better the advice will be. So for your situation find someone who has invested in that area, someone who ideally house hacked in that area, and this is the biggest one, has been investing in that area and STILL CONTINUES to invest in that area. Mentors come in all different shapes and sizes. Just because someone invested in New York 50 years ago does not mean that their advice will be worth much anymore.

I am building a tool that will help with this. We are a startup but we already have partnerships with both lenders, banks and title companies. As others have mentioned getting parties to agree on a single place is the hard part. It is a challenge finding service providers that are willing to do new things. We got our partners by talking to a bunch of them and finding the ones willing to be on the cutting edge. In transparency we still are not at the point where we can do the full process through our platform and we do still have to do some things through email when the parties transact. But we are working on it and all of our partners are aware of this desired outcome and want to participate. If you want to learn more feel free to reach out.

I am building a platform that is close to doing all of these things. Its designed to be you personal Ai companion as a real estate investor. Right now we have pipeline/portfolio tracking, workflows to keep you on track, bookkeeping, team and task management, analysis and other tools. The pieces that we are missing right now are the tenant facing portion to file work orders, and the rent collection. Those are both on the roadmap.  I have built a platform that is almost an "all in one platform". I don't do anything with list generating. but once you have located a potential property you might want to acquire, that's when my platform can help. We manage pipeline and portfolio properties, from first analysis to funding to sale or management. We have a free tier that lets anyone come on and do at least their first deal for free. Our goal is to help everyone get at least one deal done and break into the real estate investing world, we want to remove any obstacles that they may face in getting their first deal done. But even our most expensive plan is not even close to $250 a month, unless we are doing your bookkeeping for you.

So what I've always taught people is to utilize small community banks. Ask them to put this as an "in house" commercial loan with the note being held against a specific property. This is often times the absolute best and cheapest capital you could recieve as an investor. It is not easy and many banks will tell you no they can not do it although they absolutely can if they are a true community bank. The key is to show them how the investment benefits the community. This is how I got started and how I help others do it. Let me know if you have questions.
