Post: Seller still owes on mortgage

So the seller still owes money on the mortgage, should I still put the home under contract or should I wait till they pay that off?? And can I still close a deal if they still owe money on the mortgage??

Can I close with the end buyer first before I close with the original seller?? So that way I can use his money to purchase the sellers property?? And if I close with the end buyer first would he need the keys right away?

Hi my name is Chris Montalvo, I will be getting my first home under contract in a couple days and I’m  actually very anxious about this deal, but I’m looking for a wholesale friendly title company in New Jersey that are okay with assigning a contract to an end buyer and have dealt with this more then once’s and know the process?? Looking more so for one in the central Jersey area but if not anywhere in Jersey will work too.
