What formula should I use to get a purchase price for a rental property??

(bottom part commercial) 

And if it’s currently cash flowing should I factor that in as well to get the purchase price?

Any tips or formulas normally used for breaking down a potential rental property??

(it’s also a split level with a commercial property on the bottom) 

 wanted to more so wholesale don’t know if many people wholesale rentals

If seller is looking to hand out a finders fee for connecting a buyer to this property is that legal or will it need a finder fee agreement contract for the state of New Jersey??

Is it possible to do a double close but have the seller sign their papers in the morning ,then do signing of papers with buyer hour later and then have seller come back at a later time in the day to receive their money? or have it wired to them at a later time in the day?

If I’m looking to do a double close would I use 2 purchase and sale agreement contracts for both seller and buyer?? Or would I use 1 “purchase and sale agreement” for the seller and 1 “assignment of contract” for the end buyer?? 

So if your saying I can’t do that how does the “no money down” thing come about? so that would mean I’d have to use my own money to close with the seller first?? Then get the reimbursement from the end buyer? Or how would I go about it with out using my own money outside of a double close how do people normally do it with the end buyers money?
