A local high volume realtor promises that he has techniques to sell over the avg price under the avg time ...

Do some realtors really have some special technique of marketing..or is it just advertising?

I really don't know..new to real estate...what is in control of the realtor

Anyone had success with offering a selling realtor a bonus for faster sales...or is the sale of a house just dependent on its price and other factors?

Thanks Jake. I feel that my past realtors earned their commission just by all the hard work they do even apart from the marketing, so I don't take that for granted. 

Thanks for the great info you all.  Jade, since I am new, what extra marketing do good selling agents do? If my last realtors did any, it was not communicated. If they did extra work, letting me know would have changed my opinion.

We've been selling for 2 weeks in a seller's market, and the feedback from showings says we are asking to much. 

We are selling congruent with adjusted comps, but competing with newer properties.

When do you listen to feedback or wait.
