What is a QUICK rule of thumb for ...

Buyer Closing Cost % of house value

Seller Closing Cost % of house value

Is it generally accurate to say that the seller pays the realtor fee 6% and the buyer pays for everything else [ appraisal, title, inspection, survey, termite, attorney, escrow, loan fees, and pre-paids? ]

Is there a risk to pricing high and lowering incrementally from June to August? Do you lose any type of momentum as DOM increases..or will a house sell the same once the price lowers?

thanks Andrew...appreciate your time..I don't know how a realtor can average a higher than average selling price or be a faster salesman..based on skill...it seems the market would be the same for all realtors...the only exception would be some realtors that maybe under-perform due to maybe weak negotiation skills? But i don't know enough to be sure...

yes..$500 bonus is house is closed by x date..

is a bonus to motivate the realtor to push the closing process faster or to do more marketing efforts?
