I'd buy a large-acreage lakeshore property and set up a glamping operation. If the million dollars was a wisely-applied loan, I could probably have it paid off with interest in three years.

Glamping and other unique stays. "Unique Airbnbs" are consistently a top ranking search term on Google. Airbnb gets it, just look at their front page. They have a-frames, spaceships, domes, etc.

I noticed the same thing! The entire island AND tourist islands (like Culebra) are OZs. I suspect the government wants to rebuild from past hurricanes, but I've heard local governments make it rather difficult for outside investment (based off glamping friends at a recent conference I attended). I spent my 25th anniversary with my wife in PR and would love to revisit.

I suggest not starting with a duplex. Buy a house and rent out rooms. You can't be more ready than single, $20k in your pocket, and pre-approved for an FHA loan.

Just listened to Episode #599 on Opportunity Zone investing. Virtually all the discussion was on how awesome the tax advantages were. This aside, are there any other advantages or incentives in investing in Opportunity Zones?

I found the exact same thing. In fact, Wells Fargo closed their entire HELOC devision when I tried to apply. I found a local bank and they gave me the HELOC without any issue.

Was it for an investment property or primary house? If its for an investment property please share the name of the local bank. 


 First Bank. It was on my primary residence, though.

I'd get a second opinion on that one. Seems mighty steep. You can pick up a humane cage for under $50. And bullets cost a buck or two.
