 I would recommend Rob's Glampcamp, but he's pretty much sunk all his time into his Hostcamp. Not sure if he'll pick up glamping again.

My gig is glamping. I love it, and I'm currently acquiring more properties. USDA or SBA is the route you want to go to acquire the initial property, then get development financing. I'd discourage thinking this as a long-distance investment. The numbers will likely work out (glamping has incredible returns), but you gotta love outdoor hospitality.

Do it! If you love outdoor hospitality, that is. The returns are better than pretty much anything in real estate. The only head-shakers are people who don't want to make much money and would not like to take care of a glampsite. That's okay, I'm loving it.

I encourage you to see shipping containers like RVs or yurts. They are out-of-the-ordinary and lenders don't treat them like homes. They have a "cool" factor to them that people love. I run one and it is my highest performing unit (I have 6 glamping sites). But I paid for it outright, no financing. https://monumentglamping.com/reservations

I started hosting glamping spots on my private property close to town in 2019. The opportunity has since exploded, and I love it. I haven't yet tried long-distance (too much going on here at the moment), but have entertained buying property elsewhere and doing much what you are planning. You will learn SO SO SO much managing your first rental yourself, I'd encourage you to jump in and do it solo. Once you master processes, then hire to fill them. You'll know the job and know how to monitor the hire later.

I've come across two markets that I'm interested in investing in that happen to be in opportunity zones. There are properties that I could relatively easily buy up, fix up, and either flip or rent out. I have the team and boots-on-the-ground to make it work. However, I don't personally have capital gains that I'm seeking to shelter. Perhaps in a few years I will, but not now. Question: Are there lending groups that have figured out a way to take full advantage of opportunity zones by providing capital to fund projects like the ones I'm looking at?

Lots of puddle-glums on this post trying to rain on your parade, @Michael Hyun, but I say you're heading in the right direction. I try to maximize the experience with as minimal cost as possible. A spaceship hot tub sounds expensive and high maintenance. But what could be done to show guests you're going above-and-beyond the "no frills" STR? (I like @Carolyn Fuller's ideas.) My wife and I were already making homemade wine, so we amped up the operation and now give a bottle to all our guests as a welcome gift. Easy peasy...and profitable.
