I’m thinking more like along the line retail downstairs and residential upstairs. Is it the bank that makes this distinction? Meaning one lender might see it as residential and another commercial? 

If it's retail, you might look into the city/county zoning restrictions. Look for allowed uses for certain districts. A phone call to a planner might help a lot.

Could it be education? I didn't realize seller financing was even an option a year ago. Bigger Pockets opened that world to me. My son closed a great deal with seller financing, and I now ask about it all the time when searching for properties.

Single-family residence commercial investment investment.

Purchase price: $550,000
Cash invested: $100,000

Monument Glamping is a privately owned glamping operation that hosts six safari tents and one container home.

What made you interested in investing in this type of deal?

I "land hacked" my property in 2019 and am now entering into my fourth season as a glamping operator. My wife, Wendy, and I absolutely love hosting guests from all over America and even the world.

How did you find this deal and how did you negotiate it?

We've lived on this property since 2000. Fun story: Monument Glamping began the summer of 2019 when we remodeled our bedroom. We built a platform, set up our camping tent, and moved our master bedroom outdoors. We loved it! We threw it up on Airbnb and have grown it since. We now have six "doors" (tents) and book out through the summer months.

How did you finance this deal?

We've been paying for this as we go, but we are looking to finance more operations in the future.

How did you add value to the deal?

Glamping! We are in the process of attaining a special use permit with the county which should greatly add value to the development.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a student of Rob Abasolo's Glampcamp, as well as a member of the American Glamping Association.

We make our own wine and put a personal label on it. Guests love it!
