Question for all my cold callers. When you call a potential seller, and you do come into contact with them and they ask you how did you get their number, what is your response?

What do you say in your voice mail drop. Do you keep it short or do you leave a message explaining your business (cash buyer, can close fast etc.) ?

Hey BP, what skiptracing services do you use and recommend? I'm going to be cold calling my tax delinquent list that consists of 1354 names. I only know of reiskip, just wondering what everyone else is using. Thank you

Marvin McTaw yeah I was thinking the same thing. In my opinion it leaves more room to keep the prospects talking when they do call. Thanks

Hi I'm just about ready to start mailing to tax delinquent prospects. I wanted to see some examples of how some of you kind people write your letters. Also do you mention the back taxes or not in your letters? Do you get positive responses when you do mention the back taxes?

@David Wurzel i'm looking to find someone to run down to the courthouse and get the prospects information. I can do the skip tracing if needed and contacting the prospects. My only problem is I don't know anyone that is willing to do it. i marketed it on my social media and nobody seemed to want to do it. I have gone down to the courthouse and pulled leads but i simply cannot take the time to go down there very often.

Hi BP, I am looking to get into the probate niche for my wholesaling business, but I just don't have enough time to go down to the courthouse a pull leads. Does anyone have advice on how they go about getting people to go down to the courthouse for them? Where do you get these people? How much do you pay them? How often do you have them go down there? Etc. Also why kind of mail pieces do you mail to probate prospects? I know I've seen typed letters, just wondering what else is working for others.
