@David Stumpf that’s not what I’m asking about or looking for. Bird dog is a term for finding properties. Thank you though.

I’m looking to get started with my bird dog business so I can earn some investment capital.

I am looking for suggestions on techniques, apps, things I should and should not do, etc.

Hey Darrell, congratulations! Do you mind me asking how you found the deal and how you're funding it? What exactly is your plan? Fix and flip or fix and rent?

I'm just getting started myself and am looking to get my hands on some duplexes to develop then rent.
