Thank you for taking the time to read this. My name is Chris and I live in Utah. I'm currently hunting properties for investors working in Washington State, Utah and Florida. I've been scouring facebook groups, collecting all the data I can on properties, and sending them to buyers after I've screened them. 

I am starting today to take notes and keep detailed daily logs of what I'm doing, who I'm talking to, all of that. I am doing this for several reasons, mostly with the intention of creating a powerful network where I am highly resourceful for buyers and sellers. I want to do it legally and successfully, and I am wondering if you could offer me one piece of advice as I move forward.

My wife and I manage a 20 unit complex in Midvale, Utah and I am working to secure my first deal. I am working with creative leverage to secure my first duplex. Offering management and maintenance as my investment until I can personally put money in on future deals. 

This makes the most sense to me as my wife and I are already managing, and another couple doors would be no issue. Especially as it would provide income for future investments down the road. 

What advice do you have for me as I move forward? Thank you in advance for your time.

Thank you very much @Bjorn Ahlblad and @Steve Vaughan . I am looking into this more today. I really want to make a move on this place. I feel like it's long past time for me to take a chance and shoot for my first deal. This would be sweet because it's had little to no vacancy and units fill up FAST when they do open up. We do really really good here.

Then figure out the value of the property. Commercial property is valued based on the income it can produce. Knowing the rent rates put you ahead of the curve.

My wife and I have been managing a 20 unit complex in Midvale, Utah for a year now. We have lived here since July 2017, coming up on four years.

This is a beautiful complex with a lot of potential and I believe it has even greater potential than the current owner is tapping into.

Of course, I am still learning but I am very interested in this property because it has serious value from what I can see. The area is GREAT for families and these units range from 850.00 - 1095.00 per month. Everyone of them is a two bedroom one bathroom and they are quite spacious. 1054 ft.²

What would you suggest are the best steps to take, before I present this interest to the owner? As far as I know, he’s not considering selling it at the time but I know everybody has a price and if I am patient enough, I believe this would be a very good investment for my future plans.

Thank you very much @Cooper Raines. I'm looking into an opportunity with one great company from Utah right now but if it doesn't work out for some reason, I'm going to continue on and want to have more to offer anybody who would give me an opportunity to move forward in my career with them.

We have seen some pretty serious blowback here in Salt Lake County, Utah. We had one unit where the tenants didn't pay rent for at least six months and have left now with more than 10,000 in debt and damage. Seems this covid forbearance has given these particular types impunity for not paying. 

I don't know anything about your area but for us as managers, we have to be extra careful as we screen applicants now.

I'm getting more interested in property management and it was suggested that I get my inspectors license. It would allow me to be more useful to clients and would also teach me more of what to look for when I walk properties I may be working with. 

What is a good resource to pick up an inspectors license for the state of Utah at?

I am currently looking for an opportunity to continue my career in real estate investing, and have found interest in doing so by getting into property management.

I have recently interviewed for one position and I am very interested in the position because it's an amazing company. I realize there were other applicants and the potential is there that I may not be the one they open the door to.

I don't want to bet my family's livelihood on this one chance and I'm eager to get into this next step forward. 

I have roughly two years experience in managing properties and I believe that by doing this, I can earn an income while I continue to learn the industry, make connections, and most importantly, help investors who are actively doing what I want to do. 

What are your thoughts? Would you suggest another path or have any advice in general? Thank you in advance.
