I've decided I'm starting with duplexes. Any advice?

My wife and I manage a 20 unit complex in Midvale, Utah and I am working to secure my first deal. I am working with creative leverage to secure my first duplex. Offering management and maintenance as my investment until I can personally put money in on future deals. 

This makes the most sense to me as my wife and I are already managing, and another couple doors would be no issue. Especially as it would provide income for future investments down the road. 

What advice do you have for me as I move forward? Thank you in advance for your time.
