hello everyone! Looking to build my buyers list here in Northern California. My partner and I do mostly probate deals and would love to connect with like minded individuals here and maybe even get some deals done in the future. Let's get some deals going!

Hey Chris, nice to meet you. I'm an investor, agent, and wholesaler in Sacramento. Looking forward to connecting.

Hey Scott, nice to meet you! I will definitely put you on my list. I haven't really done any deals in Sac but will keep you in mind once I do some deals there.  Thanks!

This is the webpage I use to search free probate leads for San Francisco and Sacramento counties: https://www.legaladstore.com/frmMain.cfm#section=home.cfm%3F...

To research probate files in Sacramento county this is webpage for the county courthouse:https://services.saccourt.ca.gov/PublicCaseAccess/Probate

For San Francisco county courthouse:https://sf.courts.ca.gov/online-services/case-information

I myself and additional siblings have been through the probate process and I'm almost ready to implement a marketing strategy/plan to probate attorney's here in the Bay Area with the necessary court documents (Contra Costa county) as credibility.

Let me know if you still want to meet up...

Regards....

hi Mark, wow thanks for the links.  I will definitely look into that. I'm currently away on vacation but will be back in a month.  Would love to connect when I get back and see what your process is when doing probate deals.

@Bridgette Mitchell There are tons of contracts out there you can download. Some wholesaling youtubers even offer them for free so just google them. Also, once you do find a contract, just have the attorney look over them to make sure everything is legit and legal or I'm not sure if all attorneys have them but ask for a "For Sale By Owner" package. If they have one, ask them if they can send you one, this is basically their own purchase agreement contracts so you know you'll be fine using them.

Hi @Bridgette Mitchell, I am still going through the program so I have not done any deals yet but honestly, you pretty much learn what's in the course through youtube videos although sometimes it's hard to piece things together so with the course, it helps that he breaks it down for you and tells you what to do first then the next step and so on and so on. I know that there's so much info out there and tend to get that "analysis paralysis" but from what I learned so far, start with the basics and just take action. Just take the plunge and start looking for title companys/attorneys in your area, start talking to sellers and buyers and just exposed yourself out there. We won't know everything just yet, but the most important thing is you do something everyday instead of just reading or watching videos and not taking action.

Coaches or mentors are good for accountability in my opinion but for most of us, it's just too expensive. So take the plunge and do something and it will all come together little by little. Good luck and let me know how it goes for you!

@Chris Jackson I totally agree with you and thanks for all the advice. I definitely will need a lot of practice and a lot of "sucking" at talking to sellers in order to get better in the long run. I will take your advice along with the others and keep working on talking to sellers to get a feel for what and how to say certain things but generally, just to get more comfortable at it.

@Account Closed  wow, thanks for all the recommendations. Looks like I have a lot of homework to do! I will look into those links for sure and get started on it as soon as today! Thanks again and I will definitely reach out because I know I will have lots of questions!

One that is familiar and comfortable with:

Double escrows

Assignments

Wraps (sub2's, Contract for Deed)

Any recommendations for a Title/Attorney here in the Vallejo or Solano County in Northern California that works well with investors particularly wholesalers? Thanks!

@Dave Passey great! Thanks for all the info so far. Will also check those books you recommended. I definitely agree that being an introvert doesn't mean that you can't relate or talk well to people. I get you, I use to work for an eye doctor and would talk and deal with patients all day and it can be draining but you push through and try to deal with them the best way you can. Thanks again for all the advice!
