Joey Giufre are you set on operating only in San Diego or are you open to other markets outside the area?

Good afternoon BP,

So I have been studying and researching real estate for close to a year now and have found my self getting more and more motivated every day but spinning my wheels trying to go in to many directions. Wholesaling is a great way to get started but requires a lot of expertise in property analysis and I live in San Diego where we have a plethora of investors driving good deals into a Bare bones situation. I've considered rentals but have reached the point where I will be leaving the area in the next year and moving to North Carolina. So my question is would it be advantageous getting a CA real estate license to familiarize my self with the process and laws then get another license in NC to gain access to the MLS and then build from there or wait for my move and just continue general studying until I can properly focus on my market and state specific laws? I appreciate any and all input thank you all!

@sharon Sweeny I am active duty navy so I work on my ship from 06-15 everyday so I call during my lunch which is 11-1230 and from about 3-5 sometimes 6. I also call diff states so keep the time difference in mind is crucial I would hate to call someone 6 my time and it be 9 they're time. As far as how early I think 7 is fine but 8 is probably more acceptable.

@Sharon Sweeny I'll pass along a book that someone suggested to me about cold calling. A book called "Go for No!: Yes Is the Destination. Great quick read. As for as how late I keep my cold calling before dinner time which for me is between 5-6. I try to put myself in the persons shoes and if I wouldn't wanna be called during that time I know someone else would not either. Quick funny story about cold calling I had just got done hyping my self up excited to make that first call off the call list. After a few no answers I finally got someone to pick up so I start by introducing myself company quick spill and ask for the owner. Well the person who answers the phone burst into tears and says that the person I called for had died a couple years ago so I spent the next 5-10 minutes apologizing and doing my best to comfort this individual by the end I was just ready to Hangup but before I hung up the phone I was able to get contact information on the new owner bc I stuck it out and that owner didn't sell but has become a strong asset in our buyers list. @Roshan K. I would the book goes into detail about role of a wholesaler but you may find certain parts informative such as property acquisition specifically foreclosure and the preforclosure process, network structure, understanding the deal process, ARV estimates and tons more. On audible it's a five hour book so certainly a lot to keep you entertained.

What kind of REI are you wanting to study? I enjoy wholesale and rental property! With that said "the real estate wholesaling bible", "the book on managing rental properties" (a BP book, "the millionaire real estate investor". I have also enjoyed "Go For No: yes is the destination", "think and grow rich" and "rich dads cash flow quadrant". I've purchased all of these on amazon for the audible app. All are fantastic and will get you motivated! Good luck feel free to reach out!

@zach shuler sounds like a great deal I'm from North Carolina myself and think any investment there is a good idea due to population growth in the past 5 years. How will you be financing the deal? I believe the cash flow from the two rents should be enough to provide a profit but it would depend on financing your vacancy rate etc. Good luck I hope this turns into a home run!

Good evening BP, I am currently working for a real estate investor in San Diego CA while I learn a few more aspects of the business. My goal is to wholesale my first deal before the end of the year. But for now I am cold calling. Any useful advice or tips for a rookie investor?! Thanks for the help everyone!
