Hello BP!

Just recently moved here to Virginia and wanted to see if there are any investors/agents/wholesalers etc who hold a REI meetup or would be interested in attending/starting one in the Chesapeake/virgina beach area. Looking forward to hearing from everyone!

Now that you mention it I have found a lot of out of date information I thought that was just rules of the game. Thank you for the insight.
Forgot to add that this property looks to need very few repairs needs carpet torn up and replaced. Maybe cut some shrubs from view.
I am a new investor from North Carolina stationed in San Diego (active duty) I am currently looking to wholesale and collect rentals. With all that said I do not have access to the mls where a lot of great deals get taken before they are released to someone such as my self. My question/concern is Can I have success working off of these websites such as Zillow trulia Craigslist and the other thousand real estate websites. I have found a few that look like they will cash flow well but one imparticular has caught my eye. 5 br 3 bath 2100 sq ft just outside of charlotte great location great neighborhood where the homes average 180000. This particular property is forclosure for sale by lender for 181000 which Ik I can get it for lower but by running the numbers for the asking price For a rental I can cash flow 500+ and cash on cash with 50000 invested (down payment and repairs) 14%. So as a rookie am I missing something or do deals like this just sometimes slip threw the cracks? Thanks for the help in advance!

I have been reading and listening to local news here in San Diego. I am still a rookie looking to invest in my first deal this year. But while I was researching I found that 55 % of voters support the implementation of rent control and 60% support for the state as a whole! From what I have read and listened to now audio books this is a very bad thing for the local markets. I was wondering if anyone had any experiences they would like to share if they live or invest in areas that already have implemented rent control. Is this something SoCal investors should worry about or are there strategies to turn this into a great thing. Thanks all for your opinions in advance.

Study read and listen. I’m from NC and spent time in charlotte and also still have many friends in the area. All have told me that the market is on the rise and numerous Burroughs are popping up around and in the city. Good luck if you have any questions on the area or just looking to exchange ideas please feel free to shoot me a message.
Maybe you could add a car port. Something quick with a metal roof. Saves the tree and satisfies the tenants.

May I suggest The real estate wholesaling bible by Than Merril and also The art of wholesaling properties by Alex virelles, Aram shah. Both incredible book that break down every single aspect of wholesaling. The bigger pockets podcast are great as well may I suggest episode 37 as a good starter podcast on the subject.
