Try Colombo (sp?) (Columbo)? Bank out of Baltimore - I've heard there are a few investors in the city who have blanket/portfolio loans with them.

BRRRR is about leverage - so your monthly primary note may go up but if you can use $35,000 to put 25% down payments on a bunch of rentals in some market that supports that, your net cash flow gets you the higher return on your money overall.

what product(s) are you looking for?  Some do blanket loans, some commercial, some portfolio, etc.

Brandon - start going to Meetups and REIAs and network and start learning by asking questions and offering a value add; if you can bring value you can get experience under your belt without spending money.  

You're in Clinton so the Southern MD REIA (waldorf) may be a place to start @Ned Carey has contact info.  I think there is a meetup or REIA in Upper Marlboro which is even better location-wise for you but I'm not sure... maybe someone else can chime in.

Baltimore REIA

There are a lot of people around here who invest in Baltimore because of the variety of entry price points.
