If Bigger Pockets as a whole is any indication, I would assume no. The whole website was constructed to stop the cheesy back of the room sales pitches and $50,000 seminars.

I think its more of a local get together where we can put faces with names, network, have guest speakers and talk about all things real estate. I have not yet had the chance to attend, but I plan on going this month if possible.

That's one option. Most people opt to outsource them. The individuals who outsource use a custom font that looks authentically hand written. When printed on a yellow legal pad with the right print settings its nearly impossible to distinguish yellow letters printed on a computer vs hand written letters.

You can print your own yellow letters from home and save quite a bit of money if you the correct software to use. I recommend paying someone to stuff the envelopes for you.

@Joseph Brown I wouldn't recommend averaging comps in the manner you described Joseph. Get comps from the MLS one way or another, Red Fin does a decent job in most of the major metro areas at pulling comps from the MLS, but its not perfect. Plus they don't provide rental comps.

Tax assessed value has little to do with market value. The city does blanket assessments to arrive at their number, it simply to calculate property taxes. Sometimes tax assessed value and market value coincide, other times not so. For instance I looked at a property in my market the other week where the tax assessed value was 105k, I had several excellent comps within a .25 mi radius showing the market value was clearly in the 120k+
