Jeff S Thanks for your valued insight provided throughout this thread. The pdf Dustin provided is thorough and analytical, but he for obvious reasons be would be unable to post that much detail when he emails it out.

With that being said, how would you suggest summarizing some of the key information in a professional manner for the body of the email without coming across with the "What are you waiting for You gotta get in on this one" vibe? If he only stated in the body of the email ARV, PP, ERC and a few other details, that might not be enough to encourage a potential investor to open it and take a look at his pdf. What would you look for in the body of the email?

Would be curious as to how you do this yourself as well Dustin.

It seems my analysis went awry, does anyone here know of a more complete cash flow analysis I could use to learn from? Excel sheet / program etc.

Was just talking to someone about this. 30 for water and 70 for electricity is about the average for the month, I was way off.

In case I didn't make it clear in the original post, this property doesn't exist. They are just numbers I plugged in to test the excel sheet.

Your management fee appears to be high. 10% would be common for most markets I am familiar with.

During the rehab period, keeping electricity + water on. Am I in error here?

Property management is 15% because the property manager typically pockets 75% of the first months rent .

4 months of utilities was being super conservative, if for some reason you could not find a tenant or rehab was taking forever, etc. In practice in the DFW market this should not be the case. Most rehabs here are done in 30 days and finding a tenant can be incredibly quick, as in 10-15 days.

And the numbers for "annually" really should read "first year", of course once you have a tenant in the property you will not be charged for 2400 utilities every year.

Yeah, these numbers look terrible, that's why I wanted to confirm I was calculating it correctly to begin with.

I know some of the below variables vary depending on your geography, but here in Texas DFW area the estimates for property taxes, insurance and holding costs are fairly accurate.

I would appreciate more experienced eyes to confirm that the overall calculation to arrive at cash flow appears sound. I can upload the excel file as well, if needed. The calculation assumes the buyer paid cash, no loans.

Pretty terrible cash flow for no loans! But the rent rates and such are hypothetical numbers.

Hello everyone,

Just thought I would contribute back to the community. I have already learned alot from my short time here. In the link below you will find a photographic itemized database of items pertinent to a rehab one could buy at Home Depot that I created.

Note: The prices are from a Home Depot in DFW Texas, thus your prices may vary. But it will still be helpful to get a general idea to refer to.

Here is an example of some of the things you will find inside.

Thats exactly what I am looking for, a contractor who knows his stuff and wants to keep a great spread for the investor. Keep honest ARV and ERC estimates. Would love to meet some additional likeminded contractors if he himself is aware of any. I am in the Ft Worth / Arlington area.
