Cash Flow: Calculation [Picture]
I know some of the below variables vary depending on your geography, but here in Texas DFW area the estimates for property taxes, insurance and holding costs are fairly accurate.
I would appreciate more experienced eyes to confirm that the overall calculation to arrive at cash flow appears sound. I can upload the excel file as well, if needed. The calculation assumes the buyer paid cash, no loans.
Pretty terrible cash flow for no loans! But the rent rates and such are hypothetical numbers.
