I am an information services manager at one of the major hospitals in the Greenville SC area and enjoy what I do, but have been trying to invest for long term freedom as well (in case I don't enjoy it anymore) :)  Congrats on the 1st purchase!

So I am upon my first small claim from a tenant against me and the property management company in Rochester NY.  I (foolishly) am unprepared and was wondering if anyone had good recommendations for a Rochester NY lawyer who can represent me or at least have a consult (as I am out of state).

@Tavaris Little with the SFH home you'll run into potential DTI issues too, depending on your income (and potential lack of rental history). You'll have to run your numbers based on career growth to determine if a SFH will work or if you want to sock away more money with roommates (I did that but spent more than I should too lol)...

I can hook you up with MLS info if you want too, I'm starting to invest in Greenville area some now myself...though not the house hack technique yet.

@Derek Robinson I've just started in the upstate SC area investing (I've done a little in Florida and upstate NY) and I think there area good/solid areas in Spartanburg that are work it.  I'm focusing on duplex in the 90-110k range and have recently taken the brutal lesson on the 30-40k properties (in upstate NY).  

Where did you end up investing in the upstate?  That's some great progress real quick!

@Luke Beck welcome to the Upstate SC area.  Did you job transfer or just decide you had enough of the winters?  

I've been here 4 years just getting to know the market. Have a few rentals in Rochester and at one point a few in Florida. I just purchased in December my first duplex in Spartanburg area, which seems to have more reasonably priced properties. I'm spec'ing a few expired MLS listings for a 5-15 unit, Loopnet doesn't have much and I've not reached out yet to a broker. I have friends who do well with SFR in Taylors, Greer and Boiling Springs areas as well. Market is good I haven't ruled them out myself.

If you need help let me know, I am part time licensed realtor so I can pull info for you no problem.

@Jarrod Cook there are a lot of decent areas you can focus on and the market in Greenville is doing well, with a lot of employers to support it. I just started investing here recently (primarily invested in Florida and Rochester) and actually picked up my real estate agent license to speed it along (though it isn't my full time job). Would be happy to help, I'm focusing right now on duplexes in Spartanburg area (about 100-120k, gross 1200-1300), but there are SFR areas that do well too (Taylors, Boiling Springs, Greenville, etc...)
