Hello guys!  I have got a friend of mine who is investing in Harrisburg. He lives there. He is telling me to come and invest there too. But he is buying single family homes and renting them rooming or house hacking. He is making good return than renting it to one person. I will be an out of state investor. My question is to other investors who are investing in Harrisburg, Are you guys getting good cash flow on your investments? He buys his properties in the C class Neighborwood. The houses are pretty cheap. He fixed them up by himself. I was also looking at Camden Nj. Camden Nj C class Neighborwood you can get good cash flow than Harrisburg. What do guys think? I will be managing them by myself. Am currently managing 7 properties by myself in Newyork from North Dakota. 

l like land contract too. Am actually looking for one. Am in Queens ny too. I have 3 duplexes in Queens ny. Do you already have a buyer? 

Yes she was paying on time for the past 10 years and she doesn’t have a lease. She is finishing school in May 2019. I think you are right I will give her a break until she is done with school in 5 months. Thank you Kenneth Garret. It makes sense what you said. I appreciate it 

Hello! I have a tenant who is always 2 weeks late with her rent and she is refusing to pay the late payment. She tells me that she’s been my tenant for more than 10 years and now she’s going to school so she can not afford to pay extra $50 late payment. What do you guys think? Should i start the process of moving her or not? This has been going on for more than 6 months

How do I go about increasing the rent without loosing the tenant and upsetting them? Which is the best way of doing it 

I have a tenant who is refusing to pay $50 late payment and she’s always 4 weeks late. She keeps telling me that she doesn’t have the late fee. Am thinking of moving her out after winter
