Hi Juan,

this is awesome!  My advice is buy 1-4 unit that needs some work with a FHA 203k Loan as an owner occupant.  https://www.hud.gov/program_of...

If there are no small multi families on the market do some research on any you have seen around town and reach out to the landlords directly to see if any have been thinking about selling.  You can find owner info on the county assessor site.

 Hi Juan,  

I have a few questions to help me better answer your question.  What market are you in?  Do you already own a primary residence?  Are you handy and willing to put sweat equity into a property?  Do you have good credit?

Hello everyone!

I am working on an app to make record keeping easier for landlords.  I have found that even with all the apps out there, I still have to keep things in excel, and I want a solution to make this easier.  So, I am building it.  If you find yourself in this situation, I would love to chat with you about what you use and what you would like to see as far as a record-keeping app goes.
