I have $10k saved up! What would you do if you were me getting into real estate investing for the first time? I am interested in buy-and-hold rentals only.

$10k unfortunately will not get you far in real estate. You will need 20% down unless you get owner financing - but even then I would not recommend buying something because several small or one major repair and all your money is gone.
