I used Podio for many years, it is pretty good for project management although it does have some quirks and a big learning curve.

I got tired spreadsheets too but most accounting programs were to robust and costly for what I needed.  I would love to know more about what features specifically you are looking for in a solution.  If you care to share .

Hi Biwash,

When you say project management, are you talking about managing rehab/remodel projects or office projects?  Also, what features are important to you for property management?  How many units do you have?  What is your budget?  

There are a number of sites to compare software.  Have you looked at Capterra or Software Advice?

Hi Kelley,

I am glad you are getting different perspectives.  It is challenging to know what the right first step is.  Having made a huge mistake with my first purchase, I get the stress you are feeling. I learned a lot since then and maybe this will help.

When I first heard of BRRRR it was buy the house with cash because no bank in their right mind would lend on it. A quick search in St Louis showed 43 properties under 30K! That makes me want to take a trip out there.

Anyways, my BRRRR strategy would be to find one of these, in an up and coming neighborhood, pay cash, renovate it while doing as much work as you are able yourself and then do a cash out refi after it is rented. Make sure you don't take more in cash out then your rent will cover with other expenses including maintenance and repairs and vacancy. I would strongly recommend doing long term rentals until you have two years experience so that lenders will count your rental income as income.

Of course the same is true for short term rentals as well, but banks generally like to look at the long term leases for lending, it makes them feel more secure.

Congratulations on your first property and seeking knowledge.  You have probably found your solutions since this is past your closing date, but in case you are still looking:

I have used Zillow Rental Manager.  You can advertise, screen tenants, and accept rent.  It is free unless you want to promote your listing for more views.  https://www.zillow.com/rental-...

Even if you don't use all the features of Zillow, it is the best place to list rentals as they push out to several partner sites.  

If you want a more thorough tenant screening you can check into Rent Perfect.  This is ran by a private investigator.  https://www.rentperfect.com/
