In one of my rentals I had an ice maker fail about 4 months into a lease and the tenants called to tell me it was not working. I simply told them that there should be ice trays in the freezer as well and to please use them if ice is needed. They did not say anything and all is well with ice trays!

Thanks for both of your replies and expertise. I am investing from Seattle and doing my due diligence as much as I can. I have been looking at several suburbs of Indy and Fort Wayne. I am looking for rentals in c+ and up properties in good neighborhoods. Investing for the long term and having quality rentals for "quality" people appeals much more than dealing with warzones or areas I could not visit. Either way, I am currently enjoying learning more about Indy and the surrounding areas. Looking for more insight and information from people who have feet on the ground.

Hey! I think there needs to be much more info provided to answer your question and is such a question that should be asked to a recommended broker or bank you trust if you are going that route. Be careful about posting how much you have online. www.bankrate.com will provide a small glimpse of rates and terms and I'm almost certain BP has a section for people seeking financing in the marketplace

I think I may know you from Bothell? I graduated in 2007 but had some friends from your graduating class... either way I have two rentals in Bothell and am always looking to chat with like minded individuals.

Brian,

I would highly suggest postlets.com which posts directly to many websites like zillow, trulia, craigslist and a few others. By far I've had the most inquiries come from zillow. This works for me were everyone has Internet access, may not work in other cities.

One of my rentals was purchased through HUD and that was in 2011, I got a great deal on it and it rents for $1400 with amazing tenants so far and the other one rents for $1,100. If anyone is interested, I know there are a couple meetings in Snohomish County and perhaps we can arrange something. I can say that my strategy is to avoid war zones and invest in places I would actually live. I have noticed the quality of tenant is outstanding but the returns aren't as good. Long term I think I will be ahead.

Good Afternoon Fei!

I currently have 2 rentals a little bit north of Seattle in Mill Creek/Bothell areas and am looking to expand. This market is pretty interesting and true cash flow is a little tougher to find. I, as well was amazed at what kind of rent my two rentals were able to achieve. I am excited to learn and keep expanding my portfolio. I learned a ton here! Best of luck and stay active here, you wont regret it.

P.S. Awesome that you speak Mandarin, I am fluent in Russian but have yet to use that in deal making.

Hey I am a used car sales manager and I am against new cars regardless of my job. Once you buy any new car and drive it off the lot it will depreciate nearly 20%. If I were in your shoes I'd pick up an off lease vehicle maybe one that someone drive 36k miles on it then their lease ended. Most of them will come with a warranty for a long time and give you peace of mind along with great financing if you are not paying cash. This way your still buying a practically new car but one that has depreciated quite a bit and not at your expense. Honda civic and accords are fun auto or manual and still look sporty and newer! Best of luck and remember new isn't always the best route over a well maintained 3 yr old car still under factory warranty. Feel free to pm me if you have questions. Best of luck.

Hey Bill,

I have been reading the blogs and forum for quite some time. Great information but as you already know it will be important to network locally (if that is where you plan to start investing) to get a feel of what is going on above you. I still have not jumped out to meet anyone yet but now that I am closing my second rental I am feeling more confident and ready to meet people and network. You said "I need RE to work" and a great first step is to meet up with like minded individuals.

That said, perhaps you want to upload a picture of yourself so that way you will be recognized and recognize others if you plan to attend Real estate meetings or BP meet-ups. Best of luck and keep us posted on your success!
