 Like everyone else has mentioned, I use Safeco for my umbrella but had to adjust my own homeowners policy as well as both vehicles. For the low cost it was a no brainer for me. Maybe reconsider and go with Safeco.

It is a sellers market, inventory is way down. Very hard to find a deal that will cash flow. Like @Brandon Kelly said, this market is just down right brutal if you are looking to BUY AND HOLD. If you want to get a "deal" look North of Everett or well south of Seattle in my opinion.

If you are going to invest and start out small, PLEASE consider investing into a SFH (single family home) and not a condo. Even if a SFH is a little bit more expensive it is a much better asset in the long run. I started off with a townhouse with an HOA in an expensive suburb outside of Seattle and while I have seen huge appreciation I still wish I would have started with a SFH (my second invest was a SFH). Best of luck and run your numbers!

A duplex for $750k might be very hard to cashflow, do you mind sharing more numbers? Maybe a value ad?

 I believe that all you would need to do is use a webcam, then upload your video to youtube or vimeo and then embed the link onto here...or an iphone - save the video to your iphone/ipad then upload to youtube or vimeo and attach the link. Guys let me know if this right?

@Zach Schwarzmiller Yes! Bothell landing is going to be the next Mill Creek Town Center. I just closed on a MH in Holly Hills which is about two miles off of main street in Bothell. Rents are through the roof and so is competition but the opportunity still exists. Zach I still need to make it to your office for a cup of coffee and chat with you...
