Whidbey Island REI Market

I've been doing my due diligence for preparing a solid wholesaling system on Whidbey Island Washington and the everett/north seattle area. I haven't come across a lot of investor activity other then for rental properties on Whidbey Island. So would the isolation of my island effect the number of investors interested in flipping/purchasing real estate? or is just a simple law of "find a good deal and they will come" even if its off the beaten path a little?
