@Bryan L. thanks for responding, I know the property is listed too high :), I've already researched the list history and done the CMA. I'm not sure what kind of agency agreement the agent and seller have, the agent may not be due a commission. I'm really trying to help the seller keep as much of the profit he can if I can get the property.

A motivated seller called me last night about his property, it is currently listed with a Realtor. He mentioned more than once that he "needed to get rid of it" and it has been listed for a while. I am going to see it today and if it needs minor repairs as he claims I will submit an offer. Does he need to withdraw his listing before he sells to me?

Regarding direct mail, what should I do with the pieces that are returned to me labeled "Return To Sender, Not deliverable as addressed, Unable to forward"?
