Listen to @Dev Horn, he is correct on his points on bank REO's, MOST banks can sniff out a wholesaler right away, trust me I have tried!

And as far as the business cards, door hangers, and direct mail, I am doing all 3 currently. Business cards are awesome b/c they are short, sweet, and to the point. Door hangers can be effective b/c it shows that you are in the streets and you want to do business. I've  even left my business card on the door many times. Postcards are the way to go as far as direct mail, just make sure you are putting the correct "call to actions" in the copy.

This is very interesting indeed....@Lamar Cannon and @Stephen Fryer  have some valid points. 

Stephen you put a contract on the home prior to seeing it, correct? And you paid the inspector to visit the property? At what point did you see the home and if you had walked away from the deal how much EM would you have forfeited?

Ok, thanks for the feedback, I personally haven't locked anything down without personally seeing it myself either. Seems really bold to do it that way.

So I recently heard a 15+ year veteran in the Wholesaling game say that you should never go see a house unless you have it under contract. It reminded me of the first investment seminar that I ever attended, and the presenter said firmly and boldy "DO NOT, and I repeat DO NOT GO SEE ANOTHER HOUSE UNLESS YOU HAVE IT UNDER CONTRACT."

So my question to all of you wholesalers is, do you lock it down before even seeing it?

And if so, how do you determine an offer price without knowing repairs?

@James Mudd Honestly I have not made a whopping amount of money yet, but I have helped many families since I began wholesaling. This business allows you to help people and make a great living on your own time, I think that's why I like it so much. I also do disaster relief when I'm not investing so I have that desire to help those in need.

My biggest deal so far is $6k and my goal is to do 2 deals a month consistently. I have made some $ indirectly with wholesaling as well, as a realtor, picking up leads that happen to be renters or retail buyers.
