@Ty Burns just to confirm, you look for freshly listed MLS properties daily? I have heard so many times not to mess with listed properties. So you call the listing agent?

@Ty Burns thats what I'm talking about! I know there is always something I can be doing, I want to have like a set daily routine b/c I get sidetracked and before you know it, the day is gone. Do you have a routine? Like right now I do all my county records stuff on thursdays, courthouse stuff on friday's (b/c the state workers are so much more helpful on fridays lol), I also pull my expireds/withdrawn/cancelled MLS listings on friday and call/mail them on Sat and Sun. Do you have a set goal of offers to submit daily, weekly? I've heard that setting daily goals may help me to lock down.

As a full-time wholesaler I understand the importance of time management and discipline in this business. As a wholesaler, my primary goal is to find motivated sellers with equity in their home. Am I correct so far?

I know that there is no "blueprint" to success because everyone has different motivation, drive, work ethic, etc. I love real estate, love to get up and do this business everyday and I am so hungry to succeed I will do whatever it takes.

That being said, my question is directed to all successful wholesalers on BP...

What things do you do on a daily basis to succeed in Wholesaling? Is there a system in place that you follow on a daily, weekly, monthly basis? I am trying to construct a daily agenda of "must-do's" because I don't feel like I am utilizing my time to best of my ability.

That's good information, so are we talking yellow letters or more of a detailed letter? I send both but am curious about the proven ROI.

Yea I am still testing my postcards, I like that when they are returned back to me, the post office does not scan across the stamp itself. Unlike when I send off letters, they always scan across the stamp so I have lost the price of the postage and have not reached anyone. I have even peeled the stamps off of the returned card and reused the stamp on a new postcard to be mailed! You gotta peel it off real slow though LOL.

Hey BP!

In case you didn't know (which I didn't about 2 hours ago) postcard stamps are 12 cents cheaper than the regular stamps that I have been sending since I started my direct mail campaign! If you are mailing postcards, you can pay $.34 per stamp. The post office clerk that told me this information had jokes...he thanked me for all the overpaying I had been doing! Hey you live and you learn, right.

Also in researching wholesaling, I have heard many say that wholesalers don't want anything to do with properties listed with realtors. I'm sure that is an opinionated statement but it makes sense because the seller is losing a large portion of their profit to commissions. But depending on how motivated they are, I guess it wouldn't matter in the end if they just want to be done with the property. Please correct me if I am way off here.
