I am currently doing that. I think it has worked out great, the tenants do not seem to mind. I did let them know up front that I live next door. Plus, it's really easy to keep an eye on.

I asked my bank about transferring my buy and holds into an LLC and whether or not that would trigger the DoS clause and he said no.

I have been using TrueRent, really quick, easy, and FREE (for up to 5 properties I think.) But I believe even after five properties it is only $1/month/property. It also give you some nice information Cap Rate, Equity, LTV, GRM, etc. I have found it really useful. They are constantly adding new features too.

@Roy N. I don't really know the difference between the two. What my lender did was use the equity I had in a different investment property as my down payment. It wasn't a line of credit or anything like that, he called it bridging equity and as I pay down the loan (he said in about a year) they would release that equity and I would be able to use it again.

How would you calculate if you didn't have to put anything down? On my last two SF properties I was able to bridge equity from my other investments and didn't have to put a penny down.

What I found extremely useful is buying this for rent sign from Lowes: http://www.lowes.com/pd_670401-37672-843231___?pro...

It is a great sign, I actually never even put the sign in the yard, that is how great it works! It is a text for information sign where prospective tenants can text the number on the sign and it will direct them to a website where all the pictures and info is located. But the truly great thing about this company is that is posts your ad to zillow, padmapper, and multiple other rental search sites automatically. That is why I never had to put the sign in the yard, I had so many leads off of the online websites that I never even got the chance to set the sign out.

Great story! Did you know prior to your offer that the seller owned the home free and clear? What if he had a mortgage on it yet?
