Hey guys!!

We are moving to a completely different area, From Ontario to New Brunswick. We have done a version of BRRRR 3 times here in Ontario with success and we are going to continue on the BRRRR strategy in New Brunswick. My question is;

   To out of state investors, what do you look for in a property?  My plan is to ensure the numbers work and use a good agent that can inform me of the area?  Is there anything else I should be taking into consideration as far as location goes?

Thanks Hannah!! Thats actually more of our style too.  Brrrr strategy.  Its functioned exceptionally well for us in Ontario but of course we have had some crazy inflation to help that river flow well.   Wanting to move to Miramichi for a better environment for the children and us. Concerned about finding jobs altbough husband is in the trades (roofing and cabinetry ) and has aquired some fabulous knowledge and skills in all areas of home renos.  Either way we hope to build our investments to cover a good chunk of our finances while we figure out jobs.

Upon further research I learned this duplex has an oil spill that the seller is not willing to clean up.  The search and research continues.  Roy it sounds like you are extremely savvy in New Brunswick investment! Thank you for your insight

Roy you are 100% correct.  My thoughts on  the agent was it being helpful to have someone in different cities as i have analysed properties all over, just nothing North of Miramichi.  

    Id love to get the accountant and mortgage broker connection shortly.

Hey Roy.  We are open at this time to where we invest as its all new territory to us.  Any suggestions?  We are likely going to be living closer to Miramichi but happy to invest elsewhere.  Id have thought location of mortgage broker, insurance broker, accountant and lawyer were not all that important so long as they were licensed for the province?

Hey Hannah! How did you make out looking for professionals to work with your investing? My husband and I are on the verge of investing in NB and id love to find a solid agent, mortgage broker, accountant, lawer and even insurance company!

hello you smart real estate investors!! I have been running over this scenario and it just seems too good to be true so im hoping for a third party to guide me further. 

   We currently live in Ontario Canada with two duplexs. One currently worth 350k and our farm currently worth 700k.  The duplex cash flows $600 and we live in one side of the farm but the other brings in $1400.

  We are very seriously considering moving to New brunswick.  Property over there is much cheaper, our dream home which trumps our current is $200k.  There are also rental properties starting at $45,000. The one i have just budgetted would cash flow the same as our $350k duplex here.  My only concern being appreciation values as we seem to be going up serious percentages here in Peterborough Ontario and there is just no way NB has the same rate of increase.  That said...i could sell our duplex here and buy our dream home outright, buy a duplex perhaps two and then sell our farm and invest it in NB. helping us to perhaps semi retire??

   What am I missing here? 

Im open to all suggestions, negatives and go for its! 

   Big move with two kiddos under two but much better lifestyle for our family.

thank you.  It definitely didnt seem all that great but I was led to the site by a tax sale I had my eye on so that made it seem a little more legit.   Ill just continue getting my information from this amazing website!

I stumbled across this conference in our local city.  What do you think?  Has anyone been to one before?  As new investors scrambling to find a deal and learn financing strategies  I know we have lots to learn.  Are these really worth the money?
