Hey guys,

  Im thinking of shifting my traditional checking/saving account and mortgage to a manulife one account which my broker has suggested so I can be ready to pounce on a house and properly conduct the yellow letter direct marketing offering cash when they want it.  Im just wondering if any other investors use it and enjoy the product?

thank you Chris!!! I seriously appreciate your thoughts. Finding something in our budget is tough...the mortgage broker can approve us for about $275,000 so rehab and purchase.  Slim pickings!!

Hi all. 

   Husband and I are thinking of moving on this deal but if course being a newbie  we are hesitating.   Doesn't help that we have a child arriving in less than 2 months but....hesitating none the less.

     We are wondering if anyone would care to share their thoughts. Would you go for It? 

    Our plan is to purchase, completely renovate and make a legal duplex, hold and rent. We are from out of town so we would e hiring a property manager,$175 monthly.  We are experienced with home renos and aside from rough in plumbing(if needed), major electrical upgrades and drywall (out of utter distaste for it) we will be accomplishing all renovations and upgrades ourselves. 

   Being conservative we can get $2000 gross rent, although the property manager said likely more. 

   We would be refinancing our current rental property to pay for the down payment and renovations.

  What do you think? What calculations would you be running?

Its true.  I guess i was just making sure I dont miss anything.   Roy you have the knowledge I hope to possess one day!  We have been blessed with the market in Ontario so we now have to play with more  awareness and caution. Plus I have to really study this new market!!

Any tips for forcing appreciation beyond paying below asking and renovations?
