Quote from @Amanda Barry:

Hi rehabbers,

I have a brick duplex in the Hilltop area that I'd love to rehab. One side of it is cooupied, the other unit is not. It needs flooring, kitchen, cabinets, ceiling work, transforming the attic into a new bedroom/bath.
I am looking for someone who's done this before. Please DM or point me to images of your work and cost if possible would be much appreciated.

Greetings,
Amanda

Hi all, I currently have a property that I need a full remodel on for a flip. It's 3 bed/1 bath 1230 sqft.  Pretty much needs everything from A-Z flooring, kitchen, additional bathrooms, roof repair, etc. I'm looking for a GC who can handle everything, and who has worked with investors before. Looking to get started ASAP, DM and we can talk more about the project

Quote from @Thom Ruley:

In contract on a property that will need a bit of work. The price is low enough that I should have room to do at least a decent BRRRR (maybe not a perfect BRRRR). However, I was just informed that home insurance companies are getting REALLY picky about the properties they will insure. As I understand it, they have started doing their own inspections AND refusing to write policies on houses with potential issues (even if they are to be corrected in the rehab).

Is anybody else running into this lately, especially in central Ohio? If so, were you able to do anything about it?

Hey Thom, we are a general contractor here in Columbus and we do our own rehabs on brrrrs and flips. We have a great insurance broker I can recommend you and we have not ran into any problems. If you need help feel free to reach out

Quote from @Derek Hanners:

Had a tenant do some serious damage to a property recently, and I'm looking for a contractor that specializes in rentals.
As in, isn't expecting a $40k kitchen remodel but more in line with what a rental property remodel would be.

Thanks,

Derek

Hey Derek, I am the owner and operator of Columbus Construction Company. We specialize in working with investors on rehabs. I apologize for the unfortunate tenants. If you need a quote or more info on our company let me know!

Thanks,

Hey Gurjot, there are quite a few factors that would go into this. If the main drain goes into the slab below then that will cost you less than if you have to add a sewage injector with would cost somewhere between 3-5k alone. So if your plumbing to just add drains in basement without and do not need sewage injector you are looking at around 3000 for plumbing. If you have to add framing, tile, drywall, and fixtures you would be looking at another 10,000. Hope this helps a bit. Let me know if you need any help on your project as we are a licensed General Contractor that focus on helping investors.

Thanks!

Hey all, I finishing up a property I am doing a BRRRR in. I have all cash into the property and am ready to cash out refi. Who do you recommend in Columbus? I am 90% done with the interior, but if possible would like to get my cash out before the project is done. So a drive by appraisal would be ideal.

Thanks!

Hello all, I’m 20 years old and invest in central Ohio. I have 7 rental units and am now looking for my next deal as well as starting to get my real estate license. I have just started reading the miracle morning and want to start being accountable as possible. I’m an electrician by trade so sometimes I’m not surrounded by the most influential people. I would love to find someone I can talk to maybe once or twice a month to discuss each others goals and ambitions so that we can help keep each other accountable. Let me know if you’re interested!

Hey guys, I own a triplex and fourplex, and they are all just rentals, but recently I pondered the question of corporate housing. Two large companies are based within 20 miles of me. One is a large automobile manufacturer and the other a chemical and fertilizer manufacturer. I was wondering about creating housing for traveling employees. I wanted to get some of your thoughts on this. Whether I should lean more towards higher manangement housing or towards employees lower in the company like on the line. Do you guys think I should try to go through the company or just do it through air bnb. Thanks for all your help!
