@Dennis M.

Dennis would you email me a template or copy of the lease you use?

Do tenants ever threaten you over the deposit

@James Galla

Agreed. This business is about making money. Nothing more, nothing less.

Is it discriminatory to say “ NO “ though?

Would you ever "Re-Rent" Your property to an unfavorable ex tenant?

  • Have a tenant from a few months ago ( did not renew her lease, because he was severely hoarding and causing damages )
  • He has the courage and confidence to ask if she can rent from us again.... lollll How do we kindly say "no  way bud "

I know you can’t technically discriminate against kids but GEEZ.

What would you guys do? She’s qualified in all aspects.. just the total of 7 in a 4 bedroom makes me sick to my stomach

- Normal wear and tear is something I have trouble defining, I often have to pay 300-900.00 to get the home "rental Ready " again.

- Have you EVER held onto a full deposit? Can you explain the context and situation

 You got something, you got an opportunity to rent a home

Now we're learning about Surerty bonds, and will be coupling the two.  That should give us all the benefits of the added income from the fee, as well as the protection from the bond.

Awesome!

How do you explain it when tenants ask about it? The fee?

I could really use this advice!

 Worried about disputes at end of tenancy! And having to put it in a bank and pay interest rubs me incredibly the wrong way
