Will be speaking at my sons school next week for the entrepreneur class.

Things I want to bring up.

1. All the basics of real estate

2. Some complex things such as 1031 exchange. Taxes. Other complex things, ( I won’t bore them lol )

- I still do not have a complete understanding of everything and will probably NEVER, real estate is vast.

My questions for the BP community!!!

1. simply explain what a 1031 Exchange is and why it’s a GOOD thing

2. Give me 3 tips you would have told to your, YOUNGER self?

Post: Move in fees? Do you suggest all landlords do a move in fee?

@Lien Vuong

Yes, this is simply to give the tenant something to work with. These laws

I have never seen a tenant win a case, when the lease was broken.

My point: if you don’t pay rent, if you violate contract, the court will usually stick up for landlord

@Kenneth Garrett

Send link that states you can’t use a move in fee greater than the monthly rent

@Steve Rozenberg

How many units do you own currently? If I may ask.

What’s the average security deposit?

When you find a property of interest and go to the showing, an investment property.

What are the KEY things to check for, do you look at the roofing, plumbing, damages to cosmetics, do you price it out in your head as you walk thru

LIST some or ALL the things i need to watch out for and help me use these things to knock down the asking price....

Post: How do you do your application process? You are in charge?

if you are trying to find good tenants,

do you charge an application fee and then do all the research YOURSELF?

or do you pay a company or another person to do it, just any third party?
