How to asses an investment property during the SHOWING????

When you find a property of interest and go to the showing, an investment property. 

What are the KEY things to check for, do you look at the roofing, plumbing, damages to cosmetics, do you price it out in your head as you walk thru

LIST some or ALL the things i need to watch out for and help me use these things to knock down the asking price....
