Will be speaking at my sons school next week for the entrepreneur class.

Things I want to bring up.

1. All the basics of real estate

2. Some complex things such as 1031 exchange. Taxes. Other complex things, ( I won’t bore them lol )

- I still do not have a complete understanding of everything and will probably NEVER, real estate is vast.

My questions for the BP community!!!

1. simply explain what a 1031 Exchange is and why it’s a GOOD thing

2. Give me 3 tips you would have told to your, YOUNGER self?

@Charlie Moore, how old are they? 1031 seems pretty darn advanced for a bunch of 15-year old kids who probably don't know the 1st thing about REI.

That being said, @Dave Foster is the 1031 ninja around here. Check out the videos on his site (www.the1031investor.com) that do a great job explaining how 1031s work.

If it were me, I'd focus on:

  • The 4 ways REI makes money.
  • The power of long-term appreciation and compounding interest.
  • Tax advantages.
  • How and when to use leverage.
  • An example of how to analyze a rental property, so they can see the different expenses and realize it's not just Rent - Mortgage = Cash Flow
