I'm a suit too but like others stated reading and YouTube videos are really helpful! Join your local volunteer fire dept (if you have one) you'll learn a ton from those guys...and many are in the trades professionally.

I have a short-term rental condo in Bahama Bay resort in Davenport, FL (border of Kissimee) about 10-15 min from Disney gate. I'm in the on-site rental pool (Wyndham manages the resort) and so far this year it's been rented 26 days in Jan, 19 in Feb, 29 in March, 27 in April, 24 May, 18 June, 26 July, and 28 in August. Rates vary but after all of the HOA, managment fees, tax, insurance, etc. it's basically a break-even. This is with no mortgage. I have used it for about 2 weeks which has value and I could do better if I was more active in finding renters on my own. Like the others have said, so much competition in the Disney area. My long-term rentals in the same area do much better.

@Andrew Schaefer Good to hear. I have a solid property manager so if yours doesn't work out let me know.  My PM is a one women company (she's also a realtor) and I wonder if I should have a backup or maybe give one property to someone else to see how they compare.  Have no issues with her but if anything happened to her I'd be scrambling.

In NY there's no such thing as a "section 8 property".  As long as the apartment/house passes the inspection, and you agree to the section 8 rent price, you can rent to a section 8 tenant.  When that lease ends, if you don't renew the lease, you can go back to renting to non-section 8 or another section 8.  I currently have a 2-family with one section 8 tenant and one non-section 8.

I listened to that great podcast as well.  I think @Brie Schmidt bought the Chicagoland properties several years ago when prices were cheaper allowing her to beat 1% rent/price. Recent purchases have been in Milwaukee.
