I agree with Jerry. It's a sellers market across upstate. One thing I do notice is old timer investors are looking to liquidate. Being in the Syracuse area there are still opportunities for profit you just have to get creative with the space. One avenue is create attractive proposals to Land Bank. I believe in the next 5 years builders will be on the rise...with the projection they have in demolishing decrepit building in the city there will be opportunity for building in the city as long as your network is strong you shouldn't have problems with zoning.

I just finished selecting a name and man was it grueling! It takes time but when it comes you will know it. Web domain is key to match your name. That is the biggest problem I found. Try looking up some articles on good names and web domains. Also they have domain name generators that might get you closer to a name.
Hello Tim, I agree at least 200+ on cash flow that's why the more units the better as long as they are what the market wants in terms of bedroom and bath. Focus on location. City of Syracuse is best for buy and holds. Also to keep yourself safe consider creating an LLC for liability purposes. If you don't know the Syracuse location well I'd definitely suggest getting out there and seeing the neighborhoods understand the rental rates for each area. There are some SFH that previous investors are liquidating around town with tenants already at the property. SU hill is a prime spot but all great things come with a price. Many people selling homes in that area charge at least 30% more then what house is worth. Specially in the student housing prime spots. Some of the surrounding neighborhoods near south campus are good for flipping though for professors. I am in the same market feel free to contact me if you have any questions.

I have connections with a few banks in the city if you ever decide to pull the trigger on a buy and hold in city of Syracuse. I also have access to prime real estate on the university to build a 50+ unit.
