You are surrounded by Sellers, whether its at work, on an elevator, at a grocery store or a phone call, do you know how to talk to them, do you know what to ask, ....

Speaking with sellers is an extremely critical tool all successful real estate investors must master. Negotiations are well in progress the second you pick up the phone. The first impression on the phone can determine whether you win or lose a deal.

If you want to learn how to handle sellers and increase your chances of getting your next deal, you will need to be at our next meeting on October 22nd.

In case you missed our last meetup, here's a quick recap:

We went over a quick case study of how a deal got put together by just showing up at the August Meetup. Michelle (one of our regular attendees) had a deal requiring funding, and Nathan (a first time attendee in August) had some extra cash. They met at our August meetup and put together a deal. It definitely paid for both of them by being a member of our community.

Ray Sasser, an expert negotiator and house buyer in Houston, was the featured presenter with negotiation as the topic. He went over Common Objections From Sellers, Motivatiors, and walked attendees through the three parts of every negotiation.

Everyone who attended walked about a better deal maker.

Here’s what one attendee had to say, “Ray has such a wealth of knowledge and I learned so much from hearing him speak, that I really didn't want the night to end.”

We are busy planning the agenda for the October meeting and will post the details/agenda soon.

He will share some negotiation tips that have allowed him to buy and sell hundreds of properties during his career. A mutual friend brought Ray along to close a deal with a seller recently, and the friend texted me this the following day, “Wow. Maestro came through yesterday!”

There was a great turnout for our August Meetup, and thanks to everyone who attended. In case you missed it, the networking was fantastic as usual. We also had a special guest (Ray Sasser) on hand to lend his 30+ years of real estate expertise to the group, and he did not disappoint the crowd.

He explained some of the early influencers/mentors when he was learning the business (Jack Miller, Jimmy Napier, and Peter Fortunato). Ray led a lively discussion on a number of topics from the audience. Some of the key areas covered included:

  • Negotiation
  • Seller financing
  • Entities
  • Private lending
  • Hard money
  • Institutional financing
  • Master leases
  • Lease options
  • Rehabbing.

Many of us were drinking from a fire hose with the amount of knowledge Ray was impressing upon us. One of the critical points stressed throughout the discussion was the importance of understanding how money works, and Ray recommended a book for everyone to read (Invest in Debt, written by Jimmy Napier).

After his presentation, he went through an indepth discussion on negotiation with several attendees. This included an invaluable role playing exercise where participants went through roll playing.

Due to popular demand by the group’s members, Ray will be coming back to speak at the next meetup. We plan to have him lead a discussion for about 30 minutes on one topic allowing the group to drill down deeper than we could at this past meetup.
We want your input on what the topic should be.

The topic can be one discussed previously or a new one. Please let me know your preferred topic choice either by messaging me or posting on the meetup.com message board. We will tally up your suggestions and use it as the main topic for the September 17th meeting.
