Title Searches/Abstracts are definitely something that I think can be automated in our life times. Title searches are based on relatively few search criteria; i.e. names, tax ID numbers, deed book and pages numbers, so teaching a machine to do that isn't a stretch. It would be more challenging to integrate with ever land records office since every county may have a different online land records platform. 

With enough text recognition and teaching a program to account for title issues, i.e. unpaired trusts/certificates of satisfaction, a program could probably generate a commitment letter with enough details on what a processor needs to address for title underwriting.

Down the line after a commitment letter is generated, someone might do quality control and verify the commitment letter caught everything before going to closing. 

Does that mean you are trying to finance a mortgage to take over the existing mortgage on the property? What have you tried to so far?

@Neil Quinn - Let's talk about it next weekend. I think if it is going to be a place you're living in at the same time, it may be based on where you want to live. There are places in NoVA without HOAs or relatively low HOAs.

@Neil Quinn - I think the most likely outcome would be the bedroom and renting out a room option. There aren't a lot of duplexes in our area and the ones that are available are rarely sold together.
