Are DSCR loans available for construction of fourplexes??

Behr Marquee. one coat and done. Goes on smooth and even. It may seem more expensive however  you will spend more using more coats of cheaper paint.

A light pink covered a blue and purple polkadot wall in one coat.

Does anyone know of any sites that have heat maps based on neighborhood home values or class? I thought zillow did but I can't find it.

If a realtor won't give you 30 minutes of their time you probably don't want to use them anyway.

With that said I don't believe you will have a problem finding one, several spend their time here helping others without expecting a sale, why wouldn't they invest their time helping someone who may turn into a great customer. Besides they want to make a good impression hoping you will always go back to them.

I'm sure someone here will contact you, if not look on realtor web page, you can search there and sort by most sales or highest reviews.

Yeah I've looked there, just thinking there might be cheaper options with more variety. Different than is what in most homes.

Thank you for the invite to call you, but I would be wasting your time. I am nowhere near ready for that stage, I am still focusing on learning all I can to tackle SFR and BRRRR to get to your level. While I have rehabbed two personal homes (with great success) I have yet to technically invest in a property.

@Monte Blunk I am in the same boat as you. I have wanted to get into real estate since I was 18. I saved up a few times only to have life smack me down as it often does. I wish I had heard of Brrrr earlier in my life. Now I feel like not even the sky is the limit.

@Phillip Lanier I am sure that it varies by locality and how ornery the inspector is. You could open yourself up to major expenses. If the value of adding the bonafied 400 sq ft bedroom warrants it, it may be worth it. 400 x $70 = $28000 more in value. I'm not sure if it really works that way.

I'm sure most places will consider it, after all they want a reason to tax the property more. 

A lot of properties close the garage in like this and It seems to me that those homes stay on the market much longer at a lower price. My theory is that Most people know how uncomfortable garages get in this Texas weather and it turns people off. Just putting in a wall where the garage doors once stood doesn't change that much. If done right you could at two 200 sq ft rooms in some of these garages. 

I personally hate the idea, if you want a man cave or tv room use it for that and still leave the garage doors on, then you still have the option of parking the car inside during a hail storm.
