Thanks, it is in city limits. insulation, and AC were my major concerns, that is why I wouldn't even think about pulling a permit and doing the extra work if it did not add significant value to the home. Hence my question asking if it really does add more value.

So, I am looking at a house that is listed as ~1500 sq ft. it has an enclosed garage that I am sure was not permitted as the house would be close to 1950 sq feet. However, It is listed as 4/2 which is including the closed in garage.

If I purchase this house is it possible to get a retro active permit and be able to sell it as a 1950 sq ft house? 

Will the extra 400 sq ft cause the price of house to rise at say 400 x 70 per sq foot? 

Or will it just cause the sq footage price to go down.

Thank you for the response. Now I'm wondering what type of downturn is worse for rental investors. Housing bubble, unemployment, stock market, economic growth. I realize that they are all tied togethor but one is usually the leading cause. I would hope that methods like brrrr and having 20-25% equity would help shield an investor. Either way I apologize for hijacking this convo. Petabytes get back to what everyone came to see.

@David Faulkner I have to admit I am extremely intrigued by what @Michael Swan has accomplished. I also understand the pitfall that @Erik Nowacki has explained, so on to my question. Is there any advice that you can give to mitigate the risks with this type of investing?

Thank you for your response. I understand the above, I apologize for not being clear. In my case I am looking at a property that I want to rehab and live in. However depending how the rehab I would like to keep my options open an have the option to sell. Should I expect penaltys or other negative factors if I decide to sell?
