We will need guidance and good advice. Some people are better at educating their clients than others who are very good at their job but don’t make great partners for those who don’t share their level of expertise.

I have been checking off things on my very long To Do list. It's not getting shorter because the more I do, the more I find I need to do, but at this point I'm at the point where I need to interview a couple of attorneys to add to my team. I'm sure those of you that are ahead of me may have some experiences and may be willing to recommend your lawyer.

@Douglas B. I agree with Ben and everyone else who has spoken against going into high crime areas. I would add to Ben's comment that the people who will rent in high-crime areas are not only people who don't have a choice but (quite possibly) people who will also engage in criminal activity.

I agree with Lisa who champions for the low income/high quality tenant. The two are not mutually exclusive. There are very hard working, honest people out there who happen to be at a lower income level but they are good solid people. Let's try to find them and give them a quality home they can feel proud of.

Benjamin, Let me be the first to welcome you to BP. I've been wanting to be the first to show hospitality to a newbie but it is hard to do in this very active forum. Perhaps as I type someone else will hit their post button and beat me to it but I'll be close to first.

Hello Ian,

Sorry I don't have any tips to help you as I am in the same long distance boat, Japan, but wanted to say hello and glad to know you're in this side of the world. I am interested in what you come up with as I am actively working on that list but it is very difficult to talk to folks with the time zone differences we face. I don't think email is quite as effective as a phone call.

We will find the person if we keep trying, I'm sure.

Thanks @Rick Baggenstoss I have set my search price to $50K thinking I should offer $30K and see if they take it.

Do you have any pearls of wisdom regarding the 30310 and 30311 zip codes? I'm finding a few Sub$30K and slightly above listings in these two zip codes.
