Post: Property management recommendations - Metro Atlanta

I have been researching and engaging in conversation with a few I found online, but I strongly believe in word of mouth. Does anyone have a property management professional or company they can recommend? My area is DeKalb County.

Thank you for all the help!

Thank you Jerilyn,

I love my teaching assignment as my students are simply very sweet, but need to work on building passive income for retirement. I am very excited and amazed as how quickly people in this community have reached out to me. Experienced, brand new like me and at every stage in between. I am interested in bouncing off ideas and experiences as we go. Best wishes on your investment journey. What are your strategy and target area?

Thank you Jay,

Do you have a good property management company you could recommend? I think that is where I really need to focus my initial team building efforts.

Thanks for reaching out!

Hello Kim,

Welcome to BP! I am brand new as well but can tell you that there aren't enough hours in the day to digest the wealth of knowledge contained here, not to mention the outpouring of help and support this community offers. I don't have much practical knowledge to offer you, but I can say, study hard, come up with your strategy and then ask away. The knowledge that the more experienced members here have is an invaluable resource and they are very kind in sharing.

Best wishes on this new and exciting chapter of your life!

Hi Brandon,

Thank you for the warm welcome and plethora of information! I am spending every hour I'm not at work or sleeping, working on educating myself. (There aren't enough hours in the day). But I am chipping away at a long To Do list that only gets longer as I study. I would say I'm starting to feel like a salmon! But we all know what happens to them when they reach their destination, so I don't want to use that analogy. But I can't think of another that represents the type of perseverance necessary for this endeavor. Any way, like the salmon I will work hard to reach my goals but unlike the salmon I will not spawn and die a week after arrival. I am reading until my eyes are tired and then I listen to pod casts. I have so much to learn! Thank you for all the resources you've made available through this site.

Paul,

Thank you so very much for such through information! I have been working on the first three suggestions you listed and will be reading up on all suggested books. I had not, however thought of sending my daughter to the REIA club meetings! And will certainly be using your suggestion to find that very important Property Management group which is going to be the key for my business.

Thanks again and much success to you!

Wow! Thank you all for such wonderful welcome.

This is certainly overwhelming in a good way!

I'm still not sure of how the different things work in this community, such as little things as how to respond to each of your messages here individually so although not my preference, here it goes all in one.

Anthony Martin: Great to hear from you Sir. It's been a pleasure talking to you via PM but want to publicly acknowledge your message and thank you for your service!

Janice Carter: Thank your for the welcome! I have not yet made the first purchase, unless we count my family home which I paid off so that I can make that first purchase. My goal is two this year! :)

Tom Yung: You inspire me and reassure me that this can be done! Thank you!

Bobby C. Pleasure talking to you in PM! Love what you are doing and you give me hope! Thanks!

Dmitriy Fomichenko: Thank you for reaching out to me.

AC Cooley: A pleasure to hear from you hailing from the ATL. Much continued success to you!

Jeff Pollack: You speak to my heart when you say "Kudos for taking action!" in my circumstances it is easy for me to give in to analysis paralysis because I am realistic and KNOW there will be hiccups but as a wise man told me "You can make adjustments AFTER taking action" I am very, very nervous about the property management but again, asking about early termination fee and having them remove that clause is brilliant! Mil gracias!

Naga A: Certainly we can meet in Tokyo and talk, or by any chance are you in Yokosuka? That's where I am. :) I will PM you so we can set up a meeting.

Irette Patterson: Welcome to you as well! I will have to ask you and AC out for coffee next time I'm in the ATL. Best wishes!

Hello, I am Pyrrha (pronounced like Vera with a “P”) J I’m a newbie from Stone Mountain, GA via Japan.

I own a home and have family in GA, but currently my day job is in Japan where I teach Spanish to the lovely children of our US navy service members. I Have been interested REI since childhood but it is only this year that I am able to actually jump in and make my first purchase after some preparation Which I know won't be enough, like taking an expensive coaching course, podcasts watching, lots of reading, much of it on this forum but just as an observer, deciding what strategy suits me best and paying off my home to use it equity as capital.

The strategy I decided to adopt is to buy and hold modest single family homes purchased for $30,000 or less.

I know that distance is an additional challenge I am going to confront, but with the help of one of my daughters willing to be active on the field along with solid property management I am going to get it started.

I am unable to attend any REIA meetings so I will rely heavily on education available in this community as I have seen it to be very solid and supportive. Thank you for all you have already taught me! I would really appreciate any tips and pearls of wisdom you are willing to share ho help me navigate through the many hurdles of being not only out of town but out of continent! I am very excited to be at this point of the journey. :)
