I had a few people ask me to do a 203k project recently but I passed on them because I heard they are a nightmare.  Keep us posted if you do get the job and how it works out.

Get a lawyer.  I inherited a "tenant" living in a storage building, not even a livable space, and it took a year to get him out because I tried it on my own. NJ is not very landlord friendly.

I just had 2700 sq ft done by 4 guys in 9 days.

I always cap windows. It prolongs the life of them. Looks much better also IMO.

I also agree.  Metal cabinets are more bulletproof than wooden ones, so for a rental I would keep them.

Ryan is correct, everyone is swamped with work.  I am currently only taking on punch list items (no large projects) for investors and realtors right now and that is even booked weeks out, but if that stuff comes up feel free to reach out.

I have a duplex in Salem, for cashflow only.  I don't plan on having any appreciation there unless someone finds oil near by.
