I love full gut job houses.  I was doing contractor work since my early teens as a helper and it afforded me the opportunity to learn many valuable lessons on someone elses dime.  Now I try to find full gut houses because I am budgeting for practically everything already, so there are few surprises to come across.  Plus I am doing most of the work myself (not scale-able, i know) so if I do come across something it is easier to swallow.

Not the worst thing in the world, but funny nonetheless.  I was putting up a deck over a concrete pad out back of a flip house.  The engineer called for 3 foot footings, so I had to cut the concrete and dig down to pour the footings.  I tried to cut the concrete but it was super thick. I dug down to see that the pad had a 3 foot frost footing.  I called the engineer and he said "so you're trying to find a way to cut out a 3 foot footing so you can install a 3 foot footing?"  Foot in mouth that day.

@Rob Anderson You can invest anywhere as long as you buy it right.  I dont go with high value houses, my niche is sub 100k and builders grade houses.

I would absolutely use that to my advantage and work the price of the property accordingly.  However, I mostly only purchase complete gut rehabs anyway so its not THAT much extra work for me.  Last house I flipped I had to jack it up and replace the sill plate from termites.

Hi Everyone, I own a house in south jersey that I am looking to get a construction loan on.  This is an owner occupied property and I will be doing almost all of the work myself.  Anyone have any recommendations on lenders?
