When you guys reference the 20% down for HML you are referring to flip loans correct? The reason I ask is that I am able to get conventional financing for buy and hold property for 25%down. My problem is that after a few deals that would eat up a lot of my operating capital as I am new to this business. I totally get the reasoning behind HML wanting one to have "skin in the game" but is there any way for a person with a good deal to get the financial help they need without any out of pocket money? Short of a private money lender that is.

Hello I am a new investor in Florida. I have been trying to break in to the investing arena through the aquisition of foreclosure listings with the intent to wholesale or fix and flip. This has proven to be a very challenging and cumbersome process. the more I get in to this business the more I hear that pre-foreclosures and distressed owners may be a better allocation of my time and efforts. Can anyone point me in the direction of a good resource for me to learn from on the best way to find these homes and more importantly how to incorporate this avenue into my business model. Thank you in advance for your help.

I love that idea! I will definitely do the resubmission of my offers if I do not get a response. Thank you so much. As for the direct mailings, I am in the process of buying a list of leads. Once get my hands on that I will do some mail outs using vista print or something along those lines. Thanks again for the tip I had not even considered resubmitting my offer. I am considering getting my realtor license simply because I grow tired of depending on other realtors for MLS listings and comps. I like to average 2 offers a day and the agents I started working with seem to start off gun ho but then taper off when multiple offers go out with no return. I can't say I blame them but If I am not making offers I can not make money. I can only imagine what the burn out rate will be once I start resubmitting offers. :)

Right now I just want to wholesale and I see all kinds of houses and make offers on them based on my numbers. They just aren't getting accepted. I am beginning to think that the banks are not as eager to unload their holdings as I believed they were.

Hello everyone,

I am new to this site and investing. I took some classes and have been following the process I was taught but so far I haven't had much luck getting offers accepted. I am looking at REO property. Am I missing something or is it truly a numbers game. My approach has been to just make the offers with numbers that make sense and eventually some will stick. Any advice would be greatly appreciated.
