First Deal feels great!!!

I have been researching REI for a few months now. Well after about 400 hand written letters, Bandit signs and driving for cash hours on end I finally got a house under contract!! To make a very long story short anything that could go wrong pretty much did. From constant walks and calls on the property to the elderly sick seller asking for advances until we closed. It really tested my patience and willingness to close my FIRST deal! Finally got an offer 8k over my buying price so all was looking up.....until buyer wanted to get a realtor involved ( one who I might add did not know the first thing about assingments) so that was a hurdle in itself! BUT FINALLY TODAY WAS THE DAY!!!!! This is not a rant or whining post at all, it is motivation for the next guy to know hurdles will be there BUT with persistence and determination (as cheesy as it sounds) you can close your first OF MANY deals!! I'm positive the next will be much much easier :))
